Major Maintenance Projects

Many of our buildings are aging and in need of significant maintenance to ensure they remain safe, functional, and efficient learning environments, including roof replacements and other necessary building repairs that go beyond routine upkeep.

Just like at home, replacing a roof or major building system requires more than regular maintenance funds—it’s a large investment that protects the entire structure. The cost of these major projects is far greater than what the district could reasonably save from the limited funding received from the state. In fact, state funding is not enough to fully cover the actual costs of staffing, materials, supplies, and day-to-day operations—let alone large maintenance projects like roof or heating system replacements.

Addressing these needs through bond funding helps prevent costly emergency repairs later, improves energy efficiency, and extends the lifespan of our school facilities. By investing in essential maintenance projects, we can protect our community’s investment in our schools and provide students and staff with safe, comfortable, and well-maintained spaces to learn and work.

While this is not an exhaustive list of all of the school maintenance projects the bond would fund over the next 10 years, it highlights the most needed and large-scale projects at each facility:

  • CHAIN LAKE ELEMENTARY (built in 1989)
    • Resurface asphalt parking lots
    • Replace original water lines to fix courtyard drainage issues
    • Replace faulty windows
    • Replace bathroom doors and counters that have deteriorated
    • Replace original carpet & rubber baseboards
    • Replace heat pumps, boilers, and water heaters as they meet the end of their life cycle
    • Replace old plumbing fixtures with water-saving ones
       
  • FRYELANDS ELEMENTARY (built in 2005)
    • Replace roof
    • Replace heat pumps, boilers, and water heaters as they meet the end of their life cycle
    • Exterior paint
    • Replace curbs in turnaround
       
  • FRANK WAGNER ELEMENTARY (original two story classroom wing + gym/cafeteria built in 1989; new two story addition including classrooms, office, library, and makerspace added in 2019)
    • Necessary maintenance projects would be addressed through the modernization of the original two-story classroom wing and gym/cafeteria
       
  • HIDDEN RIVER MIDDLE SCHOOL (original school built in 1999; gym & music room addition in 2005; expansion of two story wing including classrooms, cafeteria and kitchen, and all-weather recreational fields in 2018)
    • Repair exterior student stairs at north end of original classroom wing
    • Replace damaged concrete curbs
    • Replace carpet in the older portion of the school
    • Add acoustical treatments to the gym
    • Replace roof on old portion of the school
    • Install lights on the football field
       
  • MALTBY ELEMENTARY (original school built in 1989; full modernization + addition of Building D and addition to Building C in 2005)
    • Replace roof
    • Replace carpet and rubber baseboards
    • Renovate kitchen 
    • Addition of lighting to covered play area
    • Replace playground
       
  • MONROE HIGH SCHOOL (built in 1999; classroom wing addition + addition of grandstand/concession/restroom and synthetic turf field in 2005)
    • Replace/repair plumbing and HVAC systems, including cooling tower, as they meet the end of their life cycle
    • Replace clock system
    • Replace carpet & casework
    • Upgrade building controls system to control HVAC, lighting, and plumbing
    • Renovate tennis courts
    • Interior and exterior paint
    • Lighting upgrade for Clean Building Act
    • Replace gutter clips on metal roofing system
    • Replace failing windows as needed
       
  • PARK PLACE MIDDLE SCHOOL (new modernized & expanded school built in 2019)
    • Addition of covered walkways at bus drop-off/pick-up
       
  • SALEM WOODS ELEMENTARY (gym/cafeteria/music room built in 1989; new modernized school built in 2018)
    • Necessary maintenance projects would be addressed through the modernization of the gym/cafeteria/music room and the replacement of the playground
       
  • SKY VALLEY EDUCATION CENTER (originally built in 1954; addition of Annex building in 1964; addition of library, gym, office buildings, and addition to Annex building in 1967; addition of gym in 1980; addition to office building in 1990)
    • Necessary maintenance projects would be addressed through the replacement of the entire school
       
  • TRANSPORTATION DEPARTMENT
    • Replacement of metal roof on bus barn
    • Replacement of office roof
    • Restoration of metal garage roof
       

*Estimated costs of all maintenance projects: $39,371,475

*Cost estimates include projected inflation through 2028, which aligns with the anticipated completion timeline for most of the proposed projects, if approved by voters. Actual costs may vary depending on project schedules but will not exceed the total voter-approved maximum of $152,048,846.
